One of the clearest reasons international buyers choose Dubai is simple: the right property can secure a ten-year, renewable residency for you and your family. Here is how it actually works, without the jargon.
What the Golden Visa is
The Golden Visa is a long-term UAE residency, typically ten years and renewable, tied to a qualifying investment. For many of our clients, that investment is property. It lets you live, bank and build a base in the UAE without the usual employment-linked visa.
Qualifying through property
A property purchase from AED 2 million generally qualifies a buyer for the ten-year Golden Visa, subject to the criteria in place at the time of application. Both completed homes and eligible off-plan purchases can count toward the threshold, depending on the current rules.
Your family is included
The visa can extend to your spouse and children, which means a single qualifying asset can give the whole household long-term residency. For families relocating or planning ahead, that is often the deciding factor.
What it is, and is not
- It is long-term residency, not citizenship.
- Conditions, thresholds and processing are set by the government and can change.
- Buying the property and getting the visa are two separate steps, we help with the first and guide you through the second.
A good property decision and a good residency decision are not always the same thing. We help you make both at once.
If residency is part of your plan, tell us early. It shapes which properties we shortlist and how we structure the purchase.
Golden Visa eligibility, thresholds and conditions are set by UAE authorities and may change. Sunset Luxury assists with property selection; residency approval is granted by the relevant government bodies. This is general information, not legal advice.
